697 Sokokis Avenue

Rarely does an opportunity like this come to market: a historic farmhouse and substantial parcel of land with an approved campground development plan along the Saco River in Limington included. The property is approved through the Town of Limington for 25 campsites, including 17 hard sites designed for tiny homes and 8 soft sites for yurts, geodesic domes, teepees, and more. Planning and engineering have been completed through Sebago Technics, with required state and DEP approvals in place. All state and town permits are in place.

The existing farm is currently vacant and is being offered as-is, providing a unique opportunity to bring a thoughtfully planned outdoor hospitality, campground, or seasonal development vision to life. Additional waterfrontage and beach access may also be available for purchase separately, creating even greater potential for a destination-style property along the Saco River. A neighboring property currently has a dock on the river.

Beyond the development potential, the property enjoys a desirable location with access to the ITS trail, extensive 4-wheeler trail system across the road, nearby farmers markets, and exciting development activity in the surrounding area. Enjoy easy access to the region's lakes, rivers, beaches, and outdoor recreation, while remaining within convenient reach of Portland, Old Orchard Beach, and other southern Maine destinations.

With all necessary approvals, engineering, and permits in place, this lot is shovel-ready today, offering a rare chance to acquire a large-scale development opportunity along the Saco River.
