Every Detail

Realtors Really Are in the Repair Business

Beyond the legal structure of the contract, a buyer agent works with your lender to keep the loan on schedule, and makes sure you are making a good financial investment and that repairs are handled properly.

Most people have no idea how much time it takes to follow up on a home inspection report, negotiate the repairs and make sure they are done right. We take care of you every step of the way: reminding you to order homeowners insurance and helping you get a good rate, helping you choose movers, and finding good contractors at fair prices. There are zillions of details, and we stay on top of every one.

Confused by conflicting numbers on all those websites? Give us a call and we will help you make sense of them.

Negotiation

We Negotiate the Best Deal for You

We negotiate to get you the best terms and conditions. The contract is just the beginning: we negotiate repairs and every twist, turn and bump in the road up to closing day and beyond. Things really do come up after closing, and we are there for you. We love helping our clients after closing.

Questions

Buying in Maine: Common Questions

How much do I need for a down payment?

It depends on the loan. Some programs allow a few percent down, VA and USDA loans can allow none, and conventional loans often run 5 to 20 percent. A lender can tell you exactly what you qualify for; we are happy to introduce you to a few.

Should I get pre-approved before I look at homes?

Yes. A pre-approval tells you what you can comfortably spend, and sellers take your offer more seriously when it comes with one.

What happens after the home inspection?

We go through the report with you, decide what is worth asking for, and negotiate repairs or credits with the seller. Then we make sure the agreed repairs are actually done.

Can you help me buy if I am moving to Maine from out of state?

Yes. We work with buyers relocating from away all the time, with video tours, local insight on towns, and a clear plan for each step.

How do I start?

Search listings on your own, ask us for a custom search, or book a buyer consultation. Whichever you choose, an agent will follow up.
